How to Explore Neighborhoods with Social Media

Exploring a city can be difficult when you don’t live there, or even when you do live there. If you’re looking for an easier way; you’re in luck! The following social media features, on Facebook, Instagram, Twitter, and the iPhone Maps app, are all available to help you learn more about the city you are moving to or the city in which you already live. Take a look at how to explore neighborhoods with social media:

  1. Facebook’s secret feature: City Guides

It turns out, Facebook’s City Guides feature, intended as a travel planning resource, can be used to learn more about the city you live in, or are looking to move to. Simply search for a city (currently only 20 cities in America), and then explore each category (restaurants, nightlife, cafes, parks, attractions, etc.). Lucky for us, Facebook has already created a City Guide for the Austin, TX, area. Go in and take a peek! You can explore where your friends in the area go, or you can go straight to the section called “Places the locals go” to get a good feel for the area and places you should try now, or when you move to the city.

How to find it: On your mobile app, click on the bottom right button and look for City Guides in the menu. This feature is extremely new, so make sure to install the latest version before looking.

  1. Instagram’s secret feature: Places tab

While the Facebook City Guides feature is used to explore the city as a whole, the Instagram Places tab can be used to search through particular neighborhoods. Simply search the neighborhood, city, or area you live in, or want to live in, and the Places tab (located to the far right, after a search) will collect all the recent snapshots from users geotagged by location. This tab will allow you to explore what is happening right now in that area – as well as where people who live in that area, or visit it, like to go to eat, drink, etc.

How to find it: The Places tab is located to the far right, once you have typed in your search. Simply search for the neighborhood and then click on the Places tab to begin exploring the area!

  1. Twitter’s secret feature: Advanced search

Twitter’s secret feature is the advanced search. How do you use it? Simply go on your computer, type in a location on the search tab, and then hit the advanced search option. This will allow you to customize your search. Once customized, hit search, and start exploring all the local blogs, news sources, and influencers in the area. These people, photos, or news are all located within 15 miles of your location, making them hyper-local.

How to find it: On the computer, simply search for an area, and once searched, click on the advanced search feature.

  1. iPhone Map App: Flyover feature

Do you want to get an overall feel for a city? There’s an app for that! The flyover feature, located on the iPhone map app, shows you an overall view of an entire city. However, this feature is not available for every area of the United States. How do you know if it is available? There are two ways: one, simply scroll over the city and see if there is a “3D” option, as shown below; or two, search for the city and see if there is a “flyover tour” button available, as shown below as well. Once clicked on, the flyover feature will take you on a flyover tour of the city. This tour points out the major attractions, while also giving you a good feel of what the city looks like.

How to find it: On your iPhone, go into the Maps app and look for either a “flyover tour” button or a “3D” button over the city.

Inner Space Caverns 

Are you interested in exploring the history of Georgetown? Dating back 90-100 million years, the Inner Space Cavern is full of stories from the prehistoric Ice-Age. Live music is easy to locate in Georgetown. Are you considering selling your home this year? Well then, chances are you have already done a little bit of research. And, you’ve probably used an online tool that instantly gives you an estimate of what you home is worth. Don’t fall for these estimates! These online estimates are typically very inaccurate when determining the value of your home. In fact, many individuals who have used these online home estimate tools find that these online sites, like Zillow, Trulia, Homes.com, Chase.com, etc., overprice their home, leaving them disappointed when they are unable to sell their home for that price. Why are online home estimates so inaccurate? Well, these sites don’t take into account several factors that can dramatically increase or decrease the value of your home. Take a look at the factors here:

Current Condition – While the online estimator tool can determine how old your home is, it cannot determine the current condition of your home. The condition can significantly affect the value of your property. Homes that have been taken care of over the years are worth more than those that have been neglected.

Comparative Market Analysis – The best way to determine your home’s value is to complete a comparative market analysis. In most cases, a REALTOR® will take the time to compare your home to others of the same size and age in your neighborhood that have sold within the last couple of years. This data, found on MLS, is only available to REALTORS® and those within the local real estate industry.

Home Features – Your home’s features can significantly increase or decrease its value. Features like upgraded appliances, light fixtures, type of flooring, and pool or deck all go into determining the value of your home. A REALTOR® will take these features into account, while an online estimator does not have the ability to do so.

Local Developments –What new developments are coming to the area that can affect your home’s value? Your REALTOR®, who specializes in the area you live in, will know this information and use it to evaluate your home. An online estimator has no way of knowing this information and therefore does not have the ability to use it as a factor when determining your home’s value.

In the end, there are only two professionals you should trust to determine the value of your home – an appraiser or an experienced REALTOR® who knows the local market. These professionals will take into account all the factors listed above and more to give you an accurate estimate of your home’s value.

Prepare Your Home for a Spring Sale

Did you know a little preparation goes a long way with homebuyers? Preparing your home for a spring sale may increase its value and reduce its time on the market. So, how should you get your home ready for a spring sale? Here are a couple of tips to prepare your home for the market:

  • Keep your landscaping well-manicured and grass cut
  • Remove all yard clutter and unnecessary items
  • Apply fresh stain or paint to wooden fences and decks
  • Paint the front door and add pops of color using seasonal plants in pots

  • Weed and add fresh mulch to garden beds
  • Add freshly-planted flowers to gardens

2017 Real Estate Market Predictions

Predicting what will come in the next year, is just that – a prediction. The future is never set in stone. And, this is no more true than with with the nation’s real estate market. While we can predict and foresee what we think will happen, the real estate market can change on the drop of a dime. And, a new President makes it even harder to determine what will occur in the real estate market in the coming year. While the future is uncertain, here are eight 2017 real estate market predictions:

Big Buyers – Millennials and Baby Boomers

  • Millennials – With the oldest Millennials in their mid-30s, we will start to see a trend of Millennials getting married, having children, and purchasing their first home.
  • Baby Boomers – As Baby Boomers reach their late 60s, many will look to move for their retirement years. Unlike past years when Boomers would move to warmer climate locations like Arizona and Florida, experts predict that more Boomers will choose to move closer to their family.

Slight Increase in Home Values – In 2016, national home values rose by about 4.8 percent. Experts predict that home values will continue to grow in 2017, but slightly less than in 2016. The increase in home values in 2017 is predicted to be around 3.6 percent.

Move to Suburbs for Affordability – After the market crash of 2008, many were able to move back to the city and take advantage of lower housing prices than before. However, with the market stabilizing, experts predict a trend of individuals moving out of the city to the suburbs for housing options in their price range.

New Home Build Price Increase– With a shortage of labor in the construction industry, experts predict the value of new home builds will increase in 2017. This lack of labor is forcing builders to pay higher wages to employees to be competitive.

Millennials Settle Down in Midwest – Instead of moving to states along the coast, experts predict that more Millennials will choose to stay and make the Midwest their permanent home. Predicted go-to spots include Madison, Wisconsin; Columbus, Ohio; Omaha, Nebraska; Des Moines, Iowa; and Minneapolis, Minnesota. While experts do predict more Millennials to settle down in the Midwest, they do not foresee an increase in Millennials moving to those cities.

West Coast Prices Continue Upward Trend – The West Coast states already have some of the most expensive prices in the country, and it looks like that upward trend will continue in 2017. Why are the West Coast states so popular? Where there is job growth, there is an increase in population! Since the 2008 recession, the Western States have been outperforming the Eastern States with more significant job growth.

Improved Rental Affordability – According to Zillow, rental rates are predicted to increase by only 1.5 percent in 2017. This decrease in the increase of rental prices is the result of an increased supply of apartment buildings and rental units around the country.

Increase in Mortgage Rates – Since the 2008 recession, the country has seen some of the lowest mortgage rates in history…and even more than that, the low levels stuck around for several years. However, this looks to change in 2017. As the market normalizes, mortgage rates will start to increase. So, if you’re considering purchasing a home in the next year, act now when mortgage rates are lower!

Remember, these are just predictions for the upcoming year. The future is uncertain – we will just have to wait and see what the future holds for the 2017 real estate market!
