Is a home renovation project on the books this coming year? Turns out; you’re not the only one considering renovating your home! According to a recent survey by Houzz, homeowners are investing more money than ever to remodel their houses. Last year, the report shows that first-time homebuyers spent an average of $33,800 on renovations – up 22 percent from the year before. The study also found that Millennials invested an average of $26,200 in upgrading their home and Baby Boomers spent around three times more than Millennials. The amount spent on home renovations is truly staggering – and, on top of that, Houzz predicts those numbers will keep increasing. Why are homeowners spending more on repairs? As it turns out, Houzz found that young owners are buying fixer-uppers to keep their mortgage payments low! As more people buy fixer-uppers, there is an increased demand for renovations. From remodeling the entire living room to adding smart features to the home, the following projects are the 2016-17 home renovation trends, according to Houzz’s 2017 Overview of U.S. Renovation in 2016 and 2017:

home renovation

  • Homeowners invested 11 percent more, on average, on remodeling interior rooms of the home – excluding kitchens and bathrooms.
  • Laundry room spending increased by 24 percent.
  • Customization is a main focus. In 2016, many new homeowners decided to completely gut the interior or renovate nearly all of the rooms – all at once.
  • According to the survey, more than a quarter of homeowners added smart technology to their homes during renovations.
  • Seasoned homebuyers focused on home exterior – paint, windows, doors, decks and more.
  • New outdoor lighting is a must for those buying a new home – as one in five homeowners prioritized outdoor lighting.
  • Decks and garden beds or borders are the most common outdoor projects.
  • Money spent on a smaller master bathroom remodel increased by 10 percent while a larger master bathroom remodel decreased year-over-year. A major remodel is defined by replacing at least the cabinetry/vanity, countertops and toilet.
  • Money spent on a major remodel, defined by replacement of at least cabinets and appliances, increased by six percent for smaller kitchens (less than 200 square feet) and declined by six percent for larger kitchens (greater than 200 square feet).
  • The master bedroom is key for first-time homebuyers, as it is their third-most-frequent renovation and they are twice as likely to tackle a master bedroom renovation than long-term owners.
  • Greater demand for home automation and security upgrades. In general, repeat homebuyers were twice as likely to install home automation and security than long-term owners.
  • First-time homebuyers are hiring a lot of specialty contractors, like painters, electricians and plumbers.
  • Homeowners with more experience are relying on design/build professionals who offer full-service project management.

For those of you who don’t already know, summer in Texas is long and HOT! Are you looking for a way to cool off? If so, the area’s pools and lakes may be your best option. Living in the area for several years, we have pinpointed some of our favorite swimming destinations. Below is our list of the Top 5 Central Texas swimming holes to beat the heat this summer, plus some of Northwest Austin’s top public pools:

Central Texas Swimming Holes

Central Texas swimming holes

Blue Hole Park

Located along the South Fork of the San Gabriel River in Georgetown, Blue Hole Park’s swimming area offers a great respite from the unrelenting heat of Texas. As the swimming zone is part of the San Gabriel River, the water here runs a bit warmer than other swimming holes in the area. It’s broad swimming area, numerous picnic tables, clean bathroom facilities, minimal crowds and proximity to Georgetown’s town square (six blocks to be exact) all make this swimming hole one of the top destinations in the area to beat the scorching heat of summer.

Location: 100 Blue Hole Park, Georgetown, TX 78626

Deep Eddy Pool

The Deep Eddy Pool is the oldest and most historic swimming pool in Texas featuring a bathhouse built during the Depression era by the Works Progress Administration. The site, located on the Colorado River, was originally used as a swimming hole, because of the cold springs that rose from the river banks, became a resort, featuring a bathhouse, in the 1920s, and is now a popular swimming pool owned by the City of Austin. The shallow end, cool water, and massive cottonwood trees make this spot a family favorite! A small fee is required for admittance to the pool. Click here for more information.

Location: 401 Deep Eddy Ave., Austin, TX 78703

Barton Springs Pool

Three acres in size, Barton Springs Pool is fed from underground water and is a refreshing 68 degrees year-round (on average). With the beautiful trees, cold and clear water, and diving board, this is certainly a favorite among Austinites! Bring a mask and snorkel to explore all the fish life.  Moss makes the bottom a bit slippery for young children and non-swimmers. Note nominal charge for admittance.

Location: Located in Zilker Park, 2201 Barton Springs, Austin, TX 78704

Hamilton Pool

Formed by thousands of years of water erosion, Hamilton Pool is one of the most unique swimming and hiking destinations in the Austin area. Hamilton Pool is located 23 miles west of Austin and features a 50-foot waterfall, picnic tables, hiking trails, and restrooms. Reservations are now required to enter Hamilton Pool from May 1, 2017, to September 30, 2017 – click here to reserve your entrance to the pool.

Location: 24300 Hamilton Pool Rd., Dripping Springs, TX 78620

Lady Bird Lake

Running directly through downtown Austin, Lady Bird Lake is an outdoor haven for all walks of Austin residents. Austinites love to use the 10-mile trail around the lake to get their daily exercise. In the summer months, rent kayaks, canoes, or paddle boards to enjoy life on the lake with unbeatable views of the Austin skyline.

Exploring a city can be difficult when you don’t live there, or even when you do live there. If you’re looking for an easier way; you’re in luck! The following social media features, on Facebook, Instagram, Twitter, and the iPhone Maps app, are all available to help you learn more about the city you are moving to or the city in which you already live. Take a look at how to explore neighborhoods with social media:

  1. Facebook’s secret feature: City Guides

It turns out, Facebook’s City Guides feature, intended as a travel planning resource, can be used to learn more about the city you live in, or are looking to move to. Simply search for a city (currently only 20 cities in America), and then explore each category (restaurants, nightlife, cafes, parks, attractions, etc.). Lucky for us, Facebook has already created a City Guide for the Austin, TX, area. Go in and take a peek! You can explore where your friends in the area go, or you can go straight to the section called “Places the locals go” to get a good feel for the area and places you should try now, or when you move to the city.

How to find it: On your mobile app, click on the bottom right button and look for City Guides in the menu. This feature is extremely new, so make sure to install the latest version before looking.

  1. Instagram’s secret feature: Places tab

While the Facebook City Guides feature is used to explore the city as a whole, the Instagram Places tab can be used to search through particular neighborhoods. Simply search the neighborhood, city, or area you live in, or want to live in, and the Places tab (located to the far right, after a search) will collect all the recent snapshots from users geotagged by location. This tab will allow you to explore what is happening right now in that area – as well as where people who live in that area, or visit it, like to go to eat, drink, etc.

How to find it: The Places tab is located to the far right, once you have typed in your search. Simply search for the neighborhood and then click on the Places tab to begin exploring the area!

  1. Twitter’s secret feature: Advanced search

Twitter’s secret feature is the advanced search. How do you use it? Simply go on your computer, type in a location on the search tab, and then hit the advanced search option. This will allow you to customize your search. Once customized, hit search, and start exploring all the local blogs, news sources, and influencers in the area. These people, photos, or news are all located within 15 miles of your location, making them hyper-local.

How to find it: On the computer, simply search for an area, and once searched, click on the advanced search feature.

  1. iPhone Map App: Flyover feature

Do you want to get an overall feel for a city? There’s an app for that! The flyover feature, located on the iPhone map app, shows you an overall view of an entire city. However, this feature is not available for every area of the United States. How do you know if it is available? There are two ways: one, simply scroll over the city and see if there is a “3D” option, as shown below; or two, search for the city and see if there is a “flyover tour” button available, as shown below as well. Once clicked on, the flyover feature will take you on a flyover tour of the city. This tour points out the major attractions, while also giving you a good feel of what the city looks like.

How to find it: On your iPhone, go into the Maps app and look for either a “flyover tour” button or a “3D” button over the city.
